This Wednesday, the entire country prepares for a new chapter of maximum tension: Argentina will face England seeking a place in the 2026 World Cup final. And for at least 90 minutes that promise to be not for the faint of heart, many eyes will be on the national team’s goalkeeper, Emiliano “Dibu” Martínez.

The Mar del Plata native is expected to keep a clean sheet and thus become one of the great figures of the team led by Lionel Scaloni, which will try to take a new step towards the world championship title.

Although the national team goalkeeper lived much of his life in England, he always remained very close to Argentina and mainly to his Mar del Plata roots. So much so that he bought a property in one of the most exclusive gated communities south of the coastal city, which he chooses as a refuge to spend his days off.

Countryside, sun, and tranquility. That is what Dibu Martínez and his wife Mandinha’s house in Mar del Plata reflects, with two floors and an English style. The videos uploaded to Mandinha’s Instagram reveal some sectors of the home, where the rustic style, accompanied by neutral colors and wood, give a warm personality to the space.

The living room, which has a fireplace and two armchairs, is connected to the dining room. The main feature: a large window that leads to a spacious park full of trees, and that serves to illuminate the space. But what surprises most is its exterior: a gallery with a table, chairs, and armchairs, and an extensive field. An ideal place to disconnect and enjoy the outdoors. In a story that the influencer uploaded to the social network, she wrote: “A dream come true.” The image shows the couple enjoying their garden.

In a city like Mar del Plata, historically marked by seasonality, the southern cardinal point found its own rhythm. More greenery, more security, and better quality of life drove an expansion towards where the most valued beaches and greater contact with nature are. In that sense, the axis of Avenida Jorge Newbery became the most coveted corridor of private neighborhoods.

It is not an isolated phenomenon: it responds to a combination of security, land availability, proximity to the best beaches, and a profound change in ways of living that was consolidated after the pandemic. Official data from the municipality of General Pueyrredón confirm it. Today there are 24 private neighborhoods in the district. Of that total, 17 are concentrated in the southern area and only seven in the north. In percentage terms, the south accounts for about 65% of the closed urbanizations in the district.

On the Avenida Jorge Newbery corridor, the heart of real estate growth in southern Mar del Plata is now concentrated. There, some of the city’s most recognized private neighborhoods coexist, such as Arenas del Sur, Haras Santa María del Mar, Casonas and Apartamentos del Haras, Rumencó and Rumencó Joven. Further south, the map is completed with developments that also marked an era, such as Marayuí (the pioneering golf club in the area), Olas de Chapadmalal, Pueblo Chapa, La Paloma, and San Benito.

In this set of urbanizations, the neighborhood where the Argentine national team goalkeeper has his property is in full expansion. Rumencó was not only the first gated community in the city: over the years it ended up functioning as a brand in itself and as a synthesis of the expansion process of southern Mar del Plata. Launched in 2000 (its name in Mapuche means “running waters”), it was developed on 150 hectares and today houses about 1,000 families, distributed in six internal neighborhoods: Los Pinos, Los Sauces, Las Lomas, Los Álamos, Los Ceibos, and Olivos, the last to be consolidated.

Today, as a consolidated neighborhood, there is practically no land available: the lots for sale are all resale and around 700 m², with values around US$400/m² (when the project was launched more than 20 years ago, that same land cost US$40/m²). And in this context of scarcity, the latest addition appears: Rumencó Boulevard, a seventh neighborhood that was not planned in the original masterplan and is being developed on land annexed to the property. These are 35 additional hectares that add to the 150 already consolidated and that, according to its developers, “will revalue the entire neighborhood.” The estimated investment is US$11 million, with a construction projection of three years. The project includes 190 lots between 700 m² and 1,700 m², with a particularity that is already a hallmark of the place: the back of the lots do not touch each other, but face common spaces.
