The corner of Juncal and Uruguay, in the heart of the Recoleta neighborhood, is no ordinary intersection. There, on the fifth floor of the building at Juncal 1300, former president Cristina Fernández de Kirchner lived for years. But just above, in the top-floor duplex, a property has just hit the market and is already causing a stir. It is a 280.57 square meter covered property, plus a 120 square meter private terrace with its own pool, grill, and a 30 square meter independent apartment. The price: US$930,000.
The unit belongs to Ximena de Tezanos Pinto, the neighbor who for years hung flags and signs with messages against Kirchnerism from her balcony. Her name made headlines precisely because of those political displays, which contrasted with the crowds that gathered on the sidewalk to greet Cristina. Now, after more than 30 years as owner, she has decided to sell. The real estate agency in charge is Izrastzoff Propiedades, and its partner Iuri Izrastzoff assures that the price is «in line with market prices.»
The duplex has an unusual layout for the area. It features four en-suite bedrooms, including the master bedroom with dressing room, double circulation, kitchen with daily dining area, auxiliary kitchenette shared by three of the suites, guest toilet, and service quarters. The parquet floors preserve the original style of the construction, which dates back to the first half of the 20th century. The design was by the firm Sánchez, Lagos y de la Torre, the same architects who designed the iconic Kavanagh building.
«It’s like living in a house in the middle of Recoleta,» describes Izrastzoff. The property faces heritage buildings designed by Alejandro Christophersen and Martini White, half a block from Vicente López Square. But what draws the most attention is the second level: there is an independent apartment of about 30 square meters with its own kitchen and bathroom, plus the laundry room and the terrace with grill and pool. The two levels have separate entrances, allowing one part to be rented out or used as guest quarters.
The property’s history is inevitably tied to politics. For years, Cristina Fernández de Kirchner greeted her supporters from the balcony of the fifth floor, directly below Tezanos Pinto’s terrace. But after the failed assassination attempt on September 1, 2022, the former president moved to an apartment in Constitución, where she is currently serving a six-year prison sentence and perpetual disqualification in the Vialidad case. The Recoleta building is now empty of her presence, but the property above remains a magnet for curious onlookers and potential buyers.
The current owner bought the duplex more than three decades ago, when it was in very poor condition. After a major renovation, she turned it into her family home, raising three children. Now, with the kids grown up, she decided to sell. «It’s a unique opportunity to live in a space with history, in one of the most coveted areas of Buenos Aires,» concludes Izrastzoff. The question many are asking is whether the new owner will be another neighbor eager to engage in politics from the balcony.
